A new house, finished and empty, waiting on its first owner.

This one came out of the Champion plant in 2025 and went straight onto the lot. The appliances have never been used. The carpet, the roof, the air handler, the water heater, all of it starts its life with you.

Inside it is one open room. The kitchen has an island with seating, a pantry, and a full run of white cabinets, and it looks straight across the dining space into the living room, so whoever is cooking is still part of whatever is going on. There is a blue accent wall that the builder got right. Ceilings are vaulted through the middle of the house, which makes 1,280 square feet feel like more than it measures.

The primary bedroom sits at the back corner, away from the other two, with a walk in closet and a bath with a 60 inch shower. The second and third bedrooms share the hall bath with a tub. There is a real utility room, not a closet, plumbed and wired for a washer and dryer.

Out front there is a covered porch and a set of steps down to a paved driveway that holds two cars. The lot is a regular 50 by 95, mowed by the co-op, and it faces north so the porch stays out of the afternoon sun.

You are 5.4 miles from Fort Myers Beach, 6.1 miles from Sanibel, and 4.9 miles from HealthPark Medical Center. For a house that costs $99 a month to belong to, that is a hard combination to beat.

Read This First

This is a cooperative, and it is a 55+ community.

Two things here work differently from a normal Fort Myers house. Neither is a problem, but you should know both before you fall in love with the kitchen.

You buy the home and a share, not the land

Plantation Estates Mobile Homeowners, Inc. is a resident owned cooperative. The co-op owns the land, the roads, the pool, the clubhouse, and the water and sewer systems. There is no outside landlord and no lot rent.

When you buy here you get title to the home itself, plus a perpetual leasehold interest in the lot, which is your membership share in the co-op. Every member holds an equal share and gets one vote. You will not own the land under the house, and no one here does.

That structure is why the monthly number is $99 instead of the $600 to $900 a month that land lease parks charge in this part of Lee County.

The board has to approve you, and there is an interview

Every buyer is approved by the board of directors before closing, and that includes a short interview. Occupancy follows HUD 55+ rules. At least one person living here full time has to be 55 or older. A second occupant can be as young as 50. Anyone under 50 is treated as a guest and can stay up to 30 days a year.

One pet, non aggressive, 35 pounds at maturity.

Renting the home out has a two year waiting period from the date you buy, and needs the board's written consent. If buying this as a rental is the plan, talk to the board first, not after.

The Real Monthly Numbers

What it actually costs to live here.

Most listings make you guess, and on a brand new home in a co-op the guess is usually wrong in both directions. The co-op fee is genuinely low. The insurance and the tax bill are the parts people get wrong, so both are spelled out below rather than buried.

About that $447 tax bill. The 2025 Lee County bill for this parcel was $447, and that figure is for the land only. The house was finished in late 2025 and is not on the tax roll yet. Once it is assessed with the home on it, expect the bill to land somewhere in the region of $2,500 to $3,000 a year, based on the 2025 combined millage of about 13.98 applied to a value in the range of this sale price. That is an illustration, not a promise. Florida reassesses on sale, and the Property Appraiser sets the number, not us. Budget for the higher figure, not the $447.

No lot rent. No condo fee. No transfer fee and no application fee, per the MLS listing sheet, though the co-op does run an application and interview.

Two honest notes on the table above. First, nobody has lived in this house yet, so these are quotes and estimates, not somebody's actual twelve months of bills. Treat them that way. Second, the insurance numbers are the biggest single item here, bigger than the taxes and the co-op fee put together, and on a manufactured home in a coastal AE zone they deserve their own section. That is next.

Insurance and Flood

That zone comes from the FEMA National Flood Hazard Layer, looked up against this address, not from the MLS flood field. The local MLS carried wrong flood data for years and it is not a number worth guessing at.

Ask for the elevation certificate. Under FEMA's Risk Rating 2.0 the zone no longer sets the price of a flood policy. Elevation does, along with distance to water and the building itself. This home is set well up off the grade on a raised foundation, which is exactly the thing that lowers a flood premium, but there is no elevation certificate in the file. A new home in an AE zone should have one from the install permit. Ask for it before you quote insurance, because the gap between the finished floor and that 10 foot base flood elevation is worth real money every year you own the house.

What a balloon means, plainly. Your payment is calculated as if the loan runs 30 years, which keeps it low. The whole remaining balance comes due at the end of year five. Before then you either refinance it, sell, or pay it off. Go in with a plan for that fifth year. If you would rather not have one at all, cash and conventional offers are welcome too.

The seller will also consider a cash purchase, an agreement for deed, a first or second mortgage, or a lease option. The seller is paying for title insurance through Venture Title Services. Terms above are what has been offered so far and are not a commitment. They get agreed in writing in the contract.

The Community

Plantation Estates, and where it is in its rebuild.

Hurricane Ian went through here on 28 September 2022 and did enormous damage. You will see that when you drive in, so there is no sense dressing it up. Here is exactly where things stand.

  • Trash and recycling, Tuesday mornings, from the dumpsters at the end of Club House Drive. There is no pickup at the home sites.

Not finished yet

  • The clubhouse is being rebuilt. It is permitted and the work has started. The co-op estimates roughly $200,000 to finish it, funded from insurance money and reserves. The plan includes new windows and doors, new HVAC, ADA restrooms, a pool table and social space. It is not available to use while that is going on.
  • Pickleball and bocce are proposals, not courts. The board has discussed adding them in 2026, likely out of reserves at around $60,000 along with new pool fencing and a bigger pool deck. Nothing is built. If pickleball is the reason you are buying, wait until it is voted and poured.
  • Streets will need repaving in about five years. The board is deliberately waiting until more homes are placed so the new paving does not get torn up again.

The co-op's finances

As of the February 2026 balance sheet the co-op held about $520,000 across operating and reserve accounts, with roughly $300,000 of that in reserves. A reserve study done about eighteen months ago put the community at around 95 percent funded. The approved budget for April 2026 to March 2027 is $191,588, which is where the $99 comes from.

How many homes

Nine homes came through Ian, seven of those have been remodelled and are lived in. Two more were moved in from another community, two were set by shareholders, and twelve new homes are being installed, some finished and for sale. There are 151 lots in total, so there is a lot of open ground right now and a lot of new homes going in.

Running the place

Self managed, with no management company and no paid staff. The board is elected by the members each year and members are expected to pitch in on the volunteer jobs. There is a free social club. The community is not gated.

Lee County schools operate on school choice, so there is no single zoned school for this address. Given the 55+ rules that will not apply to most buyers here, but ask if it matters to you.

One note on the older community documents. The community information sheet from August 2025 was written while the park was still being rebuilt, and it says internet and TV were the shareholder's own arrangement at that time. That has since changed. Cable and internet are included in the co-op fee, which is how the cost table on this page reads. Where an older document and this page disagree, ask us and we will confirm it in writing.

How to write on this one.

Nothing complicated, but a co-op has a couple of extra pieces. Get them right and this moves quickly.

  1. Use the AS-IS contract, with the Cooperative Addendum attached. A standard residential contract on its own does not fit a co-op sale.
  2. Send your preapproval, or proof of funds if you are paying cash. If you want the seller to carry the financing, say so in the offer and include what you are putting down.
  3. Include the signed seller's property disclosure, flood disclosure, housing for older persons form, and the receipt of cooperative documents. All four are in the documents section above.
